Crow Wing County property owners have a hard calendar date this week, and first-time buyers in Brainerd, Baxter, Nisswa and the rest of the county can still check Minnesota Housing’s non-metro Start Up limits.

Second-half property taxes due Oct. 15

Crow Wing County publishes that most real estate taxes are due May 15 (first half) and October 15 (second half). The Minnesota Department of Revenue’s property-tax calendar matches that statewide rule: Oct. 15 is the last day to pay the second half of real estate taxes unless part of the parcel is classified as agricultural (class 2a), in which case the second half is due Nov. 15.

Crow Wing also notes: agriculture’s second-half due date is November 15; the second half for manufactured (mobile) homes is due November 15. Check the county’s payment options page for how to pay.

Minnesota Housing Start Up for Crow Wing buyers

Crow Wing is outside the 11-county Twin Cities metro, so it falls in Minnesota Housing’s “All Other Counties” group. For Start Up first mortgages locked on or after July 1, 2026, the agency’s published eligibility income limits in that group are:

  • 1–2 person household: $118,900
  • 3+ person household: $136,700

Published Start Up purchase-price limits are up to $515,200 in the 11-county metro and $472,030 for all other counties, which includes Crow Wing. Eligible Start Up borrowers may also access down-payment and closing-cost loans of up to $18,000 (Monthly Payment Loan or Deferred Payment Loan / Deferred Payment Loan Plus). These are loans, not grants, and must pair with a Minnesota Housing first mortgage. At least one borrower must complete approved homebuyer education when the first-time-buyer education rule applies.

How to move forward locally

Minnesota Housing does not originate loans itself. Buyers work with a participating lender via the agency’s Find a Lender tool. Limits and rates change; a lender checks current eligibility for a specific household and property. An online home-value estimate will not tell you whether a house fits Start Up purchase limits.
